The Agent With 50 PDFs in His Bag

I met Kamran Hassan at a coffee shop in Lahore in February 2021. He was a real estate agent with 15 years of experience. And he was drowning in paper.

"Look at this," he said, opening his laptop bag. He pulled out a thick stack of PDFs. "These are my current listings. I have 47 properties. Each PDF is 5-10 pages. When a client wants to see a property, I have to find the right PDF, email it to them, and then schedule a physical visit."

He sighed. "Before COVID, this was annoying but manageable. Now? Half my clients don't want to visit properties in person. They want to see something online. But all I have is PDFs. I'm losing deals left and right."

Kamran worked for PropertyHub, a traditional real estate agency that had been in business for 20 years. They had a website, but it was outdated — built in 2015, not mobile-friendly, and definitely not equipped for the post-pandemic world. Like at all.

The Real Estate Problem Nobody Saw Coming

PropertyHub had 25 agents and 200+ properties listed at any given time. Or maybe it was 30 agents? I don't remember exactly. But their digital presence was stuck in the early 2000s.

The PDF Problem

Every property listing was a PDF. Agents would take photos, create a PDF with details, and email it to clients. The problems were obvious:

  • PDFs are hard to search
  • Photos are low resolution
  • No way to filter properties
  • No way to share easily
  • No analytics (did the client actually look at it?)

Kamran told me about a client named Mr. and Mrs. Ahmed. They were looking for a house in Gulberg. Kamran sent them 12 PDFs. They got overwhelmed and stopped responding.

"I never heard from them again," Kamran said. "They probably went with another agent who had a better way to show properties."

The Physical Visit Problem

I spent a week at PropertyHub, observing agents and analyzing their workflow. The numbers were brutal:

The Approach: Build Something Agents Would Actually Use

I learned a valuable lesson from Kamran: "Don't build something that looks good in a demo. Build something that agents will use every day. If it's not easier than what they're doing now, they won't use it."

So we didn't start with features. We started by shadowing agents for a week. We watched them work. We saw their pain points. We understood their workflow. It was eye opening honestly.

What Agents Said

I interviewed 15 agents:

  • "I spend 2 hours every day just organizing PDFs"
  • "I wish clients could see properties without me driving them around"
  • "I have no idea which properties my clients are interested in"
  • "I forget to follow up with clients because everything is in my email"
  • "I need something better than PDFs to show properties"

What Clients Said

I interviewed 20 clients who had bought or rented properties through PropertyHub:

  • "I couldn't tell if I'd like the property from the PDFs"
  • "I wish I could see the property without scheduling a visit"
  • "The photos were terrible. I couldn't see the actual condition"
  • "I wanted to see the neighborhood, not just the apartment"
  • "I found myself going to YouTube to see what the area looked like"

The pattern was clear: both agents and clients needed a better way to showcase and view properties digitally.

Building the Solution

We designed a comprehensive real estate platform with three main components: property portal, virtual tours, and agent CRM.

Property Portal (Next.js)

The public-facing website where clients can browse properties:

Advanced Search

Clients can search for properties with multiple filters:

  • Location (neighborhood, city)
  • Property type (apartment, house, commercial)
  • Price range
  • Number of bedrooms/bathrooms
  • Area (square feet)
  • Amenities (parking, gym, pool, etc.)

The search is fast and intuitive. Results update in real-time as you adjust filters.

Property Listings

Each property has a dedicated page with:

  • High-quality photo gallery (20+ photos)
  • 3D virtual tour
  • Detailed description
  • Property specifications
  • Neighborhood information
  • Price and contact form

3D Virtual Tours (Three.js)

This was the game-changer. We integrated Three.js to create immersive 3D tours:

360° Panoramas

Agents use a 360° camera to capture each room. We stitch the images together to create a seamless 360° panorama. Clients can drag to look around the room.

Virtual Walkthrough

For premium properties, we create a full virtual walkthrough:

  • Navigate from room to room
  • See the property as if you're walking through it
  • Available on desktop and mobile

Kamran told me: "I had a client in Dubai who wanted to buy a property in Lahore. He couldn't visit because of COVID. I sent him the 3D tour. He walked through the property on his phone. He said it felt like he was actually there. He bought the property without ever visiting. That never would've happened before."

Agent CRM (Custom Built)

We built a simple CRM that agents actually want to use:

Client Management

  • Add clients with contact information
  • Track which properties they've viewed
  • Add notes and preferences
  • Set reminders for follow-ups

Property Management

  • Upload properties with photos and details
  • Create 3D tours
  • Track views and inquiries
  • Update status (available, sold, rented)

Analytics Dashboard

Agents can see:

  • How many views each property got
  • Which properties are most popular
  • Client engagement metrics
  • Conversion rates

The Results (Better Than We Imagined)

Six months after launch, the numbers were in:

Online inquiries: +120%

Clients were engaging with properties online. The 3D tours were a huge hit. People loved being able to explore properties from their homes.

Agent productivity: +65%

Agents could show more properties in less time. Instead of driving around, they could send links and let clients explore on their own.

Remote viewings: 40% of all showings

Even after COVID restrictions eased, 40% of clients still preferred virtual viewings. It saved them time. It was convenient.

Properties listed: 200 → 2,000+

PropertyHub grew from 200 listings to 2,000+. Other agencies started listing their properties on the platform.

The Human Impact

But the real story is in the people whose lives changed.

Kamran, the agent who doubled his income

Kamran went from closing 2-3 deals per month to 6-8 deals per month. His income doubled. He bought a new car.

"I used to spend 80% of my time driving around showing properties," he told me. "Now I spend 20% of my time on physical visits. The rest is digital. I can show 10 properties in a day instead of 3."

What This Project Taught Me

PropertyHub's platform didn't just digitize listings. It gave people the confidence to make those big decisions, even from thousands of miles away.

Kamran said it best: "You didn't just build us a website. You gave us a way to keep doing what we love during the hardest times. Now, we're not just surviving. We're growing."

Final Thoughts

PropertyHub is now the largest real estate platform in the region. They have 2,000+ listings, 50+ agents, and they're expanding to other cities.

Every time someone finds their dream home through a 3D tour, every time an agent closes a deal without ever meeting the client in person, every time a family moves into a new home — that's what this project is all about.
